Roof Asset Maintenance Solutions
G&E partners with many Maine businesses and organizations to proactively identify and implement solutions to roof problems before they become widespread, while meeting or exceeding the quality and safety standards of our customers. These partnerships allow a practical, organized approach to management of roof assets.
  • Phase 1 - Inspection
    We conduct a thorough visual inspection of each roof for mechanical damage and normal wear. Our written report identifies roof distresses, plots each location on a CAD roof drawing and provides repair recommendations. Digital photographs demonstrate the extent of each distress and a quote is provided for the recommended remedial repairs. With authorization, G&E will schedule a service crew to complete the specified repairs.

  • Phase 2 - Annual Service
    In subsequent years, annual service visits replace inspections as the means for preventive maintenance. Well-trained service technicians inspect the roof, prioritizing and repairing distresses based upon severity. Documentation of the service work is provided with the invoice, along with digital photographs and a CAD roof drawing plotting repair locations. With this PM option, there is no inspection report and consequently no report fee. Thus, your PM expenditure is spent directly on repairs. You pay only for the time and materials charged to the job with the comfort of a predetermined cost limit.

  • Additional tools - Moisture Scans & EPDM Restorations
    G&E can perform an infrared or nuclear scan to identify areas of moisture within the roof system. We plot the wet areas on a CAD roof drawing. Armed with all the facts, it is then possible to make legitimate recommendations for roof repair or replacement, based upon the extent of wet roofing materials.

    EPDM restoration (or life extension) includes covering and sealing membrane splices, restoring all flashing details and repairing all roof drains. It essentially restores your EPDM roof to its originally installed condition, provided the roof insulation is not wet from unattended leakage problems. G&E provides a written 5-year limited watertight warranty with each restoration project. EPDM restoration typically costs only 30-40% of the roof’s replacement value and will extend the roof life 10-15 years.
